Transaction Management - Contract to Close

 Introduce and coordinate all parties

• Request and provide progress updates for all involved throughout process

• Work closely with title team and lender

Ensure all paperwork is present, signed, and compliant

•Verify EMD is present & contractual

•Order initial title work and open escrow

•Request home warranty, payoffs, and HOA (if needed)

•Coordinate and request electronic signatures for addendums as needed

•Follow up with appraiser, lender, agent, and client

•Manage key dates

Ensure final closing statements are accurate

•Schedule and coordinate closing location

•Coordinate key transfer and final utility bills

Listing Service

•Obtain all necessary listing information

Provide listing packet to agent or send out for signatures

Ensure all paperwork is present, signed and compliant

Upload data into MLS

Request pre title work if needed

Compliance

•Obtain all necessary contract information

•Ensure all paperwork is present, signed and compliant

•Upload data into and documentation into database 

ADDITIONAL INFORMATION 

Contracts received after 4:oo PM EST or on weekends will be processed the following business day. 

"Contract to Close" payment is due no later than 72 hours after closing.

Listing Service payment is due the date the listing goes active.
